












OVERVIEW
Property Management Services at Moseley Associates generally conform to one of the three following categories:
Occupancy Administration includes all tenant related issues, from marketing initial rent-ups of new residential and commercial properties, through administering tenancies in effect and negotiating lease renewals. Residential accounts are assured of careful tenant selection and certification (where appropriate); enforcement of lease or condominium bylaws, and mediation with established tenant or condominium councils. Additional responsibilities at all properties encompass lease negotiations and enforcement, as well as representation of the property owner in any tenant action or dispute.
Fiscal Management, based on general accounting procedures, incorporates HUD or FmHA prescribed standards where required. Each month a detailed financial report is generated for every property owner. Our sophisticated accounting and computer system provide financial management and reporting with the capability to produce cash flow analyses, trial balances and budget performance reports, etc. Properties are examined on a regular basis to determine whether adjustments are necessary to keep them in line with projections.
Maintenance Supervision entails the development and implementation of a property’s maintenance plan, supervision of employees and subcontractors, and negotiations of all maintenance contracts. Whenever a property’s budget and the contract administrator permit, a maintenance person is placed on site. Such an individual is employed by Moseley Associates, Ltd. and is compensated through the property operating account. Subcontracted labor is used at those sites where an on site person is not feasible.
All maintenance work is supervised by our firm, which conducts frequent site inspections in order to maintain a sound program of preventive maintenance. Monthly reports for each site are filed and reviewed by the management. We provide prompt response time to all maintenance requests and because some problems simply cannot be placed on hold, we maintain an office with emergency back up of both maintenance and administrative personnel with full 24-hour service.

CONDOMINIUM ASSOCIATIONS AND OFFICE BUILDINGS
Moseley Associates manages many condominium associations and office buildings throughout the Upper Valley region.We work closely with owners to keep their properties safe and in excellent condition. Our clients are provided with around-the-clock live emergency telephone service and a professional emergency response staff. They also experience a year-round full-time property maintenance staff with a fleet of vehicles and a variety of skills. Our clients also enjoy some of the lowest fuel rates available in the area due to Moseley Associates’ ability to negotiate with suppliers. We offer our services to the fullest extent that your property demands with personal availability of our Principals.

INVESTOR AND VACATION HOMES
Moseley Associates provides a variety of services to both investors who wish to lease their properties, and second-home or vacation-home owners in the area.
Investors: Moseley Associates will help you realize the full potential of your investment properties. Our experienced staff will help negotiate your leases, maintain your property year-round, and monitor all tenant activity. We will provide full maintenance on both the exterior and interior of your property and will be available for emergency assistance 24 hours a day, 7 days a week. We will put your property to work for you!
Second/Vacation Homeowners: Moseley Associates provides full service to our second or vacation homeowners in the area. We will supply all aspects of maintenance to the interior and the exterior of your home as well as grounds and snow removal services. Our staff will be available to inspect your home on a weekly basis and will inform you of, and attend immediately to, any problems that may occur in your absence. We will watch your home when you cannot!
