MOSELEY ASSOCIATES, LTD. was founded in 1985

in response to regional market demand for professional real estate management. Occupancy Administration

Includes all tenant related issues, from marketing initial rent-ups of new residential and commercial properties, through administering tenancies in effect and negotiating lease renewals. Residential accounts are assured of careful tenant selection and certification (where appropriate); enforcement of lease or condominium bylaws, and mediation with established tenant or condominium councils. Additional responsibilities at all properties encompass lease negotiations and enforcement, as well as representation of the property owner in any tenant action or dispute. Fiscal Management, based on general accounting procedures, incorporates HUD or FmHA prescribed standards where required. Each month a detailed financial report is generated for every property owner. Our sophisticated accounting and computer system provide financial management and reporting with the capability to produce cash flow analyses, trial balances and budget performance reports, etc. Properties are examined on a regular basis to determine whether adjustments are necessary to keep them in line with projections.

Maintenance Supervision

Entails the development and implementation of a property’s maintenance plan, supervision of employees and subcontractors, and negotiations of all maintenance contracts. Whenever a property’s budget and the contract administrator permit, a maintenance person is placed on site. Such an individual is employed by Moseley Associates, Ltd. and is compensated through the property operating account. Subcontracted labor is used at those sites where an on site person is not feasible.
